Would you buy a haunted house?!

More than half of home buyers are open to buying a haunted house, according to realtor.com’s 2013 Haunted Housing Report. Also, 35 percent of the nearly 1,400 people who took the survey say they have lived in a haunted home.

 REALLY!?!?

Here are some funny warning signs of haunted houses:

Here are some of the results of the survey Realtor.com did- 

Of the respondents who would consider purchasing a haunted home, many indicated that they would expect discounts on a property:
 
• 12 percent would pay full market value or more for a haunted house for sale;
• 34 percent would purchase a haunted home if it were discounted 1 to 30 percent;
• 22 percent would purchase a haunted home if it were discounted 31 to 50 percent;
• 19 percent would purchase a haunted home if it were discounted 51 percent or more.


Among the respondents who would contemplate purchasing a haunted home, the following spooky occurrences would scare them away:
 
• 75 percent, levitating objects;
• 63 percent, objects being moved from where they were placed;
• 63 percent, ghost sightings;
• 61 percent, supernatural sensations;
• 61 percent, flickering lights/appliances;
• 60 percent, strange noises (footsteps, doors slamming);
• 34 percent, warm or cold spots.

5 Reasons
The real estate market is a place where most people will make their largest investment ever. It is a place where fortunes can be, and often are, made.  It is not a place, however, for you to “wing it”.
While the myriad TV shows about real estate make the process look so simple – it’s not really that simple… they make it seem like all you need to do is slap a for sale by owner sign in the yard, have one open house with fresh flowers and fresh baked cookies and bam! SOLD! in one day.  Well I can tell you that in New Hanover County, North Carolina it takes an average of 121 days to sell a home. An average means that some houses take much longer to sell and some much less than 121 days to sell.
You need a professional, full time, well educated, ethical and trustworthy REALTOR to represent you whether buying or selling real estate.

1 Paperwork

Currently in North Carolina there are over 24 pages of contracts involved with buying or selling most homes. The state law requires much of this paperwork regardless or whether or not you hire a REALTOR.  REALTORS are trained and educated on the contracts, which are constantly changing, so they can advise you during the process.  They can also refer you to a real estate attorney to represent you on all legal matters involved in the process.

2 - Process

There are about 180 typical actions, research steps, procedures, processes and review stages in a successful residential real estate transaction that are normally provided by  full service real estate brokerages in return for their sales commission. (Based on a report prepared by the Orlando Regional REALTORS Association).  So this means that if you choose to go it on your own, you are going to have to do all 180 things yourself… or they don’t get done… which probably means your transaction doesn’t end in a successful purchase/sale.

3 - Negotiation

While there will always be that one guy (or gal) who thinks he (she) is the all-time greatest negotiator, the vast majority of folks do not like confrontational interactions.  A negotiation for the purchase/sale of an asset as large as a piece of real estate can be a very confrontational interaction. The role of the REALTOR is to act as a buffer between the two parties who are in the midst of a very emotional and high-level financial transaction, both wanting to get the best they can get often at the detriment of the other party. A real estate professional is experienced in all aspects of the negotiation and is bound legally to do only what is in the best interest of his/her client.

4 Values

Perhaps the single most important aspect of the transaction is the value of the piece of property.
If you are a seller you want to know how much you can expect to get for the sales price and how much of that you will walk away with in your pocket. You want to advertise the property for sale at the right price so you sell for as much as possible but you don’t want to price it so high that no buyers make you an offer (and YES if you price it too high MOST buyers will not want to offend you by making a low offer…thus you don’t get any offers).
If you are the buyer, you want to know how much to offer. Now multiple offer situations are happening more frequently and if a buyer offers too low, they can either be rejected completely by the seller or they can cause the negotiation to take too long thus allowing time for a competing bid to come in… allowing the seller to be in the driver’s seat.

5 Teacher

Any good professional, whether a real estate professional, doctor, lawyer, CPA, etc., will have the heart of a teacher. Real estate brokerage is a service business. The professional REALTOR is there to educate you about the conditions impacting today’s real estate market.  It is as easy as picking up the newspaper or searching the Internet for real estate news to see conflicting headline after conflicting headline. “Prices are up 20%”, “Among worst markets in nation”, “Best year since the crash”…well which is it? All real estate is local and your real estate professional will know the local market conditions and will lead you through the process, like any good teacher would, making sure you understand all that is going on around you.
A real estate professional is a crucial member of your team when buying or selling real estate. You could be buying your first home or your tenth home, an investment property or a vacation home, commercial or residential…whichever it is you are best served in the care of a full time, well educated, ethical, trustworthy real estate professional.

Andover Dog Park Review

Good Morning!!

So I heard through the grapevine the other day that the City of Andover opened up a small off leash dog park near where I live. I asked Steve and Jackson if they would be oh so gracious enough to go with me to check it out and they agreed (like I had the twist their paws!)

The dog park is located off Hanson and 133rd. East of the sheriffs station, behind the compost site:


There are two areas for dogs to play, one labeled as "small dog area" and one as "large dog area". The smaller area is fenced in right in the front and does not have a lot of trees or brush and is nicely maintained if you want to keep your dog close by and away from big rowdy dogs. The larger area is open and spacious, has a little tree covered area to the south east corner, there is a large open play spot and the the north west corner has a hill with quite a bit of brush that could still be cleared. 



When we got there around 9am, there were 4 other dogs there. Instantly we noticed the sand burrs are out of control, as all the dogs seemed to have them in their fur or in between their toes. My dogs don't have much fur and they don't give a hoot if they have stickers on them they just want to run....so they did. 

Along the fence there is a path, somewhat forged by a lawnmower, that I walked along with the dogs. A lot of weeds and brush still overgrown that the dogs jumped through, it could be cleared a little bit more I think but maybe that is something to plan for next spring? Also, I have heard they may be bringing in some picnic tables for the inside where you first walk in which would be nice since the park is small enough where you could sit and chit chat at the picnic table and still keep an eye on the dogs



There are poo bags up front and signs asking you to clean up after your dogs but as I see in a lot of dog parks, people do not follow the rules!! 
Pick up your poo people!!



Overall, it's nice.....nothing fantastic but it is absolutely needed in our area. It is so convenient and easily accessible. The park is located just east of the sheriff's shooting range so if your dog is skiddish around gun shot sounds or loud noises just a heads up, they are not super loud but you can definitely notice them.  I am sure Steve and Jackson and I will become morning regulars :-)

Cash is KING

Check out this great article from today CNBC News, they say home prices are rising and inventory continues to be low, even though interest rates are going up a bit.....but there is a way to combat those higher rates- CASH. 



Yes, it's what makes the world go 'round some days I feel. Either you have it or you don't. You spend it or you won't. But if you want my opinion, and I am not just saying this as a Realtor, save your money and buy a home! The more money you have to put down, the lower your rate can be, the lower your payment can be, the better home you can get for you money. 

It is also pretty crucial to have a top notch mortgage lender on your side, seriously you don't even know what these people go through for you. Underwriters, processors, appraisers, just to name a FEW. A mortgage lender does so much behind the scenes, it would make your head spin. Check out Ben Akkerman, he works for the LARGEST bank in America and can do what it takes to get you into a new home, even dealing with the behind the scenes flawlessly so you don't have to worry :-)
