To finish off those paint projects......

So the other day I told you about the 6 best paint colors....I won't lie, I went out and bought Rockport Gray immediately for a kitchen I am working on rehabbing right now. I am obsessed. 

When I show homes there is always that one "storage closet" or spot where homeowners pile dozens of paint cans with small little drips of paint left in them because they want to remember the colors they used. And then when a buyer writes an offer the homeowner so graciously says. "I will leave ALLLLLLL these for you so you know what we used when we painted!!!" Um...no thanks. 

Good thing Martha Stewart is in this world or we may all be doomed. Here is an awesome way to recall all your paint colors without leaving toxic cans in your basement corner to rust and separate and grow who knows what sort of chemical storm up.

Paint Swatch Sticks

Long after the last coats have dried on your new paint job, you can still have easy access to the color names and numbers for touch-ups. Save the wooden stirrers you used to mix the paint, let them dry, and then write the names and numbers of the colors on the ends of the sticks. Use a length of twine to bundle the sticks by room. Winter Home Projects?

Is anybody out there like me and want to repaint all the rooms in your house like.....every year? Okay so maybe I am weird. 

Winter/Spring is a great time to re paint and change things up a bit. It feels fresh and new and is even helpful if you are considering selling or if you just bought a house! Here, this might help:

A New Year!!!!

 
Did everyone make it through the holidays? Oy. 



Well guess what? We are in a prime time, full hands on deck, load em up, rock and roll real estate market right now. Waiting til spring to sell? Mistake. Let me tell you why.

Right now, there are fewer homes on the market. Inventory is slim pickings. Everyone and their great aunt is waiting til spring to list their homes because traditionally, that's what they have been told and real estate really lights on fire come April and May. Listing your home now could be a gold medal move. Think about it, fewer homes to compete with, more serious buyers, not as many looky-loos. If you host an open house an actual buyer may come see your home, not just a band of wild open house crashers looking for snacks and decorating ideas after church on Sunday.
Less competition + serious buyers = SOLD (and for a good price)

And are you waiting til spring to buy? Mistake. Let me tell you why you shouldn't wait to tip toe through the pansies.

Have you ever heard of multiple offers? Have you ever wanted something so bad and thought about literally selling all of your worldly belongings to get it and even then having the chance that you won't get it still because someone else had sold their worldly belongings and theirs were shinier and more special than yours? What I am trying to say is, multiple offers when you are buying sucks. You don't know what the other people are offering, you give it your best and then you wait in anxiety to see if your offer was good enough. You look at me as your agent and want to know what you should do....I can't spend your money for you. I can give you advice and hold your hand but it's going to be scary. You might even offer *GASP* over asking price....by A LOT. 
I had a buyer write an offer on a house last March. There were 37 offers on it total. 37. Insane. 

So here is my homework for you for the day. Since it's -22 degrees out (-50 with windchill) and you are browsing travel sites for deals to Cancun and California, check out my website. HERE Look for homes for sale in your area. Not too many eh? Of course, the "smart" people are waiting til March (insert dramatic eye roll). Look for a new homes to buy in your perfect area. They look nice huh? That's because they are all cleaned up and looking perfect after the holidays...begging you to buy them.
